30-day return window

Every Tiny Homes USA home comes with a 30-day return window from the date of delivery. If, within 30 days of delivery, your home arrives with a defect, sustains transit damage, or does not match the specifications of your signed purchase agreement, you may return it for a full refund or a no-cost remediation — your choice.

Returns are free to you. When a return is approved within the 30-day window, Tiny Homes USA arranges and pays for return transport from your site. You pay nothing for the return.

To start a return, contact us at info@tiny-homesusa.com or (737) 413-9542 within 30 days of delivery with your order number and photos of the issue. Because every home is built and inspected to ANSI A119.5 or HUD code before it ships, qualifying returns are rare — but the window is there for your protection.

1. Before factory build begins

Orders may be canceled at any time before factory build begins with a full refund of all deposits, minus a $500 administrative fee for design, permitting, and order processing time.

2. During factory build

Once factory build has begun, cancellation is subject to restocking and labor fees based on build stage: up to 25% of purchase price for framing-stage cancellations, up to 50% for finishing-stage cancellations. Orders cannot be canceled after factory sign-off.

3. After delivery (30-day window)

Within 30 days of delivery, homes that are defective, damaged in transit, or not built to your signed order may be returned at no cost to you (see “30-day return window” above). Log any issue at the delivery walk-through so we can act on it immediately. After the 30-day window, defects continue to be covered under the 1-year structural warranty.

4. Damaged in transit

If your home arrives with transit damage, document it immediately with photos and note it on the delivery paperwork before signing. We will coordinate with the licensed transport carrier to remediate, or accept the return at our cost within the 30-day window. Most transit damage is resolved on-site within 1–2 weeks.

5. Warranty claims

Structural warranty claims within the 1-year window are remedied at our expense (parts and labor) subject to the warranty terms delivered with your home. Appliance and system claims are handled by the original manufacturer; we help coordinate.

6. Refund processing

Approved refunds are issued within 15 business days via the original payment method. Financed-purchase refunds require coordination with the lender; timeline may vary.
